Investing in Costa Blanca

Why Costa Blanca?

The Costa Blanca is more than a destination — it is a lifestyle. Over 320 days of sunshine per year, 72 Blue Flag beaches (the highest number in all of Spain), and a 200-kilometre coastline stretching from hidden coves with turquoise water to vibrant boulevards. Here you will find Dénia, UNESCO Creative City of Gastronomy, and Quique Dacosta, the three Michelin-star restaurant where Mediterranean cuisine becomes art.

The Costa Blanca property market is booming: in 2025 prices rose by 15.9% — the strongest year ever. More than 43% of all property purchases in Alicante province are made by foreigners. Municipalities like Jávea and Moraira offer exclusive luxury, while Benidorm with 80% occupancy and 7%+ yields is the champion of holiday rentals.

Costa Rock Invest knows every municipality, every street and every developer. From applying for your NIE number to signing at the notary — we guide you every step of the way. And afterwards we arrange full rental and property management, so you can enjoy life on the Mediterranean.

Life in Costa Blanca

How it works

Buying in Costa Blanca

The buying process differs from Europe. We guide you through every step.

01

NIE number and property search

The first step is obtaining your NIE number — your unique tax identification number as a foreigner in Spain. Costa Rock Invest guides you through the entire application process while helping you find the ideal investment, tailored to your budget and yield objectives.

02

Reservation and legal review

Once you find the ideal property, a reservation contract is signed with a deposit of typically 10 %. Your solicitor carries out thorough due diligence via the Nota Simple to verify ownership, mortgages and encumbrances — protecting you against hidden debts that in Spain can be tied to the property.

03

Mortgage and purchase agreement (Arras)

EU citizens can obtain a Spanish mortgage for typically 60–75 % of the property value. Once approved, the Contrato de Arras is signed: a binding purchase agreement where the buyer forfeits the deposit if they pull out, and the seller must return double the amount if they withdraw.

04

Escritura and after-sales service

The purchase is finalised at the notary by signing the Escritura Pública, followed by registration in the land registry. Costa Rock Invest provides full after-sales support, including rental management, maintenance and financial reporting — so your investment delivers maximum returns while you enjoy life.

Through Costa Rock Invest, I purchased a beautiful villa in Jávea, and the entire process was seamless. From applying for my NIE number to signing at the notary — everything was handled for me. My property now generates a rental yield of around 5-6% per year, and when we are there ourselves we fully enjoy the Spanish lifestyle. The personal guidance and local expertise of the team truly made the difference.
